Leasehold investigation service for professionals


Following the completion of a Leasehold Property Enquiry Form 1 (LPE1), our leasehold investigation service takes the leasehold management and disclosure process one step further where a professional makes a visit to the property and undertakes a visual inspection and prepares a report which is aimed at potential Buyers. The report will contain detailed information in relation to the leasehold property, and will normally contain recommendations and identified concerns. This is a bespoke service for conveyancing solicitors or professionals will address recommendations for action or direct response to enquiries.

The report will generally consist of photographs and an overview of the building as a whole, highlighting areas of concern. It is not a surveyor’s report, and is prepared solely for the understanding of how the leasehold property functions. The report is beneficial to both landlords and tenants, and will allow a landlord to sell a freehold of a leasehold property, giving extra information, and a tenant to buy or sell more informatively.

This report will allow a conveyance solicitor the opportunity to provide an additional level of service to their clients and help them evaluate the situation fully. Within our report, where applicable we include a template for a request under the Landlord & Tenant Act 1985 for disclosure of information for additional information.
